In fairness, it's difficult to budget for heat when you realize your are living in a home with single pane windows and insulated with horse hair from the 1900s.

My dream has always been to have my own little acreage and have my horses in the backyard, but still be close enough to the city to commute to my job there.

I don't change horses mid-stream and tiptoe through the tulips.

I am just looking to manage 10+ properties (or more) with a friend or by myself and running a small horse boarding/trail riding facility out of my house and stop being tied down going in to work on someone else's dream ya know.

I've been thinking about buying some houses on acreage, then converting them into " Horse Friendly" residents.

I actually have a good potential in an area around Belmar and its horse property.
