Adding more bedrooms, new floor plan, new kitchen, floors, exterior paint, landscaping, and pool rehab.

New floors, appliances, cabinets, bathrooms, etc. 

The first floor is a commercial space housing a pizza shop that grosses $800k annually.

I filled it in with 700+ yards of free dirt and built a huge garage with office space and rooms on 2nd floor.

For example, if a landlord is aware that the railing on his rental property's second floor porch is loose and the landlord has not gotten around to repairing it for several weeks, the landlord could be responsible for the tenant's injuries should he fall off the porch, regardless of what the rental agreement says.7.

As for cleaning supplies, I equip the property with a full set of cleaning supplies: vacuum, broom, mop, toilet cleaning brush, scrubbing sponges, and full containers of multi-surface cleaner, floor cleaner, Soft Scrub, and toilet bowl cleaner.

I had repainted the floors felt with hot water heaters and broken hvac systems. 

The initial investment then has a lower floor, and my likelihood of competing against the STR folks is not really a necessity. 

We also replaced all the carpet and pad in the bedrooms, and thoroughly cleaned the ceramic floors. 

We don’t touch electrical, HVAC and plumbing projects, we don’t build new structures, but we can do quite a lot on our own; including tile work, drywall work, flooring, kitchen, any finish work essentially.
