I don't mind a static ad, the bouncy moving graphic stuff is annoying but can be ignored and just put down to companies I don't want to do business with, but the ones with the noise make me immediately close the tab unless it is something I REALLY want to read and I mute the speakers for.

Technically, I would create a master lease agreement to protect my interest, while I will encourage my tenants to create their own agreement, regarding cleaning, noise, overnight guests, utility sharing, etc.
