I have my "regular" local bank lender here, we have done previous cash-out refinances, construction loans, 85% LTV investment loans, you name it.However, when I went to speak to my lender about this deal, they weren't keen on the idea of me having no "skin in the game."  

You are going to have to have skin in the game (some money in the deal).

I am willing to start with a duplex or triplex or whatever fits my budget just to get some skin in the game.

@Elijah Crew, not sure that most private lenders will do 100% financing, most want to see some skin in the game.

While not all are willing to cover the land costs (that is considered the borrower's "skin in the game") some can help cover the land purchase if the deal falls within their guidelines.

John Warren, that makes a lot of sense for the other partner to have some skin in the game.

Often it's only after one has been, well......let's just say no after-glow here....that one becomes cynical regarding some of these stories.At this point you should be considering displacing this tenant for one who pays market rent. 

You now owe capital gains tax on $29k, which is the amount of money you took out that was above and beyond your "skin in the game."

You may be able to find someone to invest with you as an equity partner, but people usually like to see the person they're investing with have skin in the game.
