Some will say you just need Liability Insurance, but there are tons of risks with that, since most policies will find carve-outs, limits, and flat out will tend to deny larger claims on technicalities that will have you fighting for your personal assets in court.With that being said, LLCs limit personal vulnerability to potential lawsuits related to the property(ies).

Gobble up the existing loans we'd have approximately $300,000 to fight with.  

Did it go smoothly or you are like me, dig myself a grave then eventually fight my way out of it.

Not necessarily in that order.Started late last year I started seeing less multiple offers and people are less inclined to fight all over some shacks and are more selective.

They know that an investor will not fight them, because we cannot afford the carry cost from the time it would take.

Just don't run up a bunch of attorney bills fighting out a measly 8k... you could easily both exceed that if you lawyer up and fight it out.

I'm not a wholesaler by trade, so I have no real dog in this fight, but just curious if unethical and illegal are the same to you in this instance.

Has anyone else started off in a scenario like this as well and have any advice to help me just fight through and get the deal?

The routers we use are capable of both layer 2 & 3 segregation and we provide each unit with its own isolated network segment.802.11 (WiFi) becomes problematic as the size of the building grows:  if you have 6-tenants, each with their own personal WiFi network the interference is tolerable, but once you scale to a 20+ units the tenants access points will be fighting with each other and there will be a lot of RF noise.
