I would put up my own fence, make it a privacy fence so hopefully the dogs do not see you/your guests/tenants etc.

Pex will last maybe 25 years, and has had trouble with rats hearing the water running through it and chewing on it, causing leaks.Then there’s the leeching chemicals.L grade seamless copper will typically last 75 years, and usually more.

I have a few options:1) raise the rents without touching the property (cash flow could then be around 1,500$/month 2) update the units (estimated 50,000$) and then (cash flow around 3,000$/month)2) update the units and do medium term rentals (cash flow around 4,500-5,000$/month)I'm also having trouble kicking the current tenants out with how bad our housing situation is as well as homelessness.

If you are using a lawyer, reach out to him/her to ask these questions as you could get yourself in trouble and may have to send a new NTQ.Also, specify to the resident that you need to have money order/certified check in hand by the date or eviction is continuing.
