I assume the first house hasn’t appreciate much if at all and that’s why you didn’t sell it and take the tax free gain that could take 10+ years to overcome as a rental?

We discovered that there were a ton of exposed and illegally spliced wires in the attic under the blown in insulation and had to remove it all to find all the wiring.

IMO, it all depends on your circumstances.

Granted once I rent out the unit I leave, after vacancy and everything we would cash flow almost 400(minus heloc as well)All the deals I find.

Old lists which are on the mentioned platforms practically guarantees saturation and others already having reached out and made offers/solutions because all your competitors are getting the same leads and at the same time.
