Bad partnerships are another one or a partner needs to sell off their shares so on the sale will let more of their equity go to do a quick sale to get cash.Some commercial developers will sell at higher than market cap rate to move product quickly as it is a volume business to them versus a one parcel owner trying to extract every cent out of a property.So based on experience I know there are sellers who will sell at better than average market rates due to their unique and individual situation.

Contractor fees may be higher in an area on average and prevent meaningful returns vs flipping.Cleared lots might be way too expensive in an area worth building and kill the deal.I mean, I've built two houses and I won't build unless the appraised value will be 30-40% more than what I built it for.

Hello BP,I'm just trying to get opinions on several property management softwares that I'm looking it:Rentec DirectTruerentAppFolioRent ManagerBuildium (I understand this one is like the creme del la creme)I'm looking for something that you use to do:financials/reports, store tenant information, coordinate maintenance requests, make/receive payments, insurance, schedule/coordinate inspections, post rental listings, accept rental applications and finally do tenant screening, etc.Does anyone have any meaningful experience with these softwares?

It comes down to the question "are you selling securities" I can't quite answer that question.I asked this same question on BP probably 3 years ago and the only response I received was "consult with your attorney" I'm curious if anyone will actually give meaningful advice as I'd like to know myself.

I bet lots of them don't and I wouldn't have any idea if they were doing it properly or not.I don't think it is going to make a meaningful impact with 2 condos.
