If there is any penalty available to you in your county, for this kind of behavior on part of the landlord or property manager add that penalty to the paperwork you fill out. 

On the micro scale, especially this time of year, add in school access/assignment, subdivision 'dynamics' (when I was more active in Wake, I tracked NOO/OO ratios and out-of-state investors as a metric, including hedge fund buying) inculding crime, HOA behavior, proximity to employment centers, etc. 

Be a bird dog and find the deals for other apartment buyers.7.

Or if one of them has a guest over who gets hurt, owns a dog that bites someone, etc  and you are the one who ends up getting sued.I'm a fan of house hacking you just have to make sure you cover your bases.

Instead of "driving for dollars" or "bird dogging" to find deals, what I do is have the DEALS FIND ME.How so?

That’s far from a certainty without more information but my radar would certainly be on high alert if this behavior is happening consistently.

Also professional medical dogs are extremely well behaved and won't be something you need to worry about.

The current fence(neighbors fence) is in almost dilapidated conditions and I’m fearful that this will discourage tenants in future turnovers if not dealt with so with that being said this weekend I plan to reach out to the new neighbors, I’ve already lined up one of my guys to install a new 6ft fence but it will require the demo of their current fence and the dogs to be put up while the work is being done(don’t need anybody getting bit) my question becomes though if you are a dog owner shouldn’t you be required to have a proper and safe fence or does this matter fall into my lap, I don’t want to make to make a big issue because well these neighbors could end up causing more trouble then it’s worth..
