I do my research and know the landlord tenant laws very well in all states and localities where I've owned rentals, which is why I know tenants in MD can sue landlords for 3X amount in discrepancy and that a landlord can't just say a security deposit is forfeit but must provide timely notification of itemized actual damages, plus they have much stricter lead rules, required rental inspections/inspection fees, etc... 

Also, if there is a big discrepancy in rents, in many cases a rent gap coverage can be offered.

There's a discrepancy in what is said and what is done in my opinion. 

I've had a few great deals where there was a valuation discrepancy between current use and allowed use.

If there is a discrepancy there is usually a reason.

I think that's unfair and its contributing to incredible discrepancies in wealth among Americans in particular.  

I have noticed some discrepancies with their owner data at times, so I'm sure their home estimations are not fully reflective either.

The only time investors notice discrepancies, omissions or misrepresentations on the inspection reports is likely when something breaks down that requires repair, or during makeover in between tenancy - a lot of times, 90 days have way passed by then.

It's a question of discrepancy.
