BP seems to be uniquely situated to offer an all-in-one platform that could provide all of the current Pro benefits as well as rental management/rent collection tools, digital lease signing, listing auto-posting, etc.

Anything with 5 digits in the address is in the city and 3 or 4 digits is typically county.

If you want double-digit cap rates and COC returns that are landlord-friendly, I have found that KC and OH have been great at delivering those types of returns.

I am seeing some double digit percentage increases in my rents which is making my once break even properties very cash flow positive.

I'm a digital marketer and investor that has helped several agents dominate their markets and then grow to have their own brokerage.A few things I noticed between the successful and unsuccessful brokers are:The successful brokers found a niche whether by location, housing type, or by client type (i.e. they only work with investors like those on BP; really the best niche because investors don't usually need hand holding and we don't care what a place looks like.)They work with agents that also pick a niche.

Does anybody else live a pseudo Digital Nomad life, owning a few multi-family (or other type of properties) and traveling between them, and doing a short term rental while you’re not living there?

I'm gaining traction with simple mailers in certain counties in the Midwest that are not way over priced and provide double digit returns.
