Should I deduct the cost from their security deposit or is it considered normal wear and tear?

My main question is…i know i pay a deposit and we have an agreed upon term.

At the moment, damages were relatively light to the property, and I do have a security deposit that I can use For those and to also apply what’s left over for missing rents.

Here is the scenario:The unit is a 3/2 duplex unit for $1550 per month with a $3100 Refundable Deposit.

This is very important on the back end if you have to impose claims against the security deposit (at least in Florida).4) Read your management agreement thoroughly and know the cancelation policy. 

Also collect at least 1 months rent for the security deposit. 

It has been over a year since we stopped working with your company and I still haven’t received my tenants security deposits.

We are passed all contingency periods and are ok with losing the earnest deposit and moving on.
