online it said i NEED to enter the PIN# that is on the tax invoice.. and i didnt have the bill so i figured since i'm low on cash (going thru an eviction, sale, relocation) i'd just have it paid at closing with the late fees and all.can totally see how changing someone else's tax billing/mailing address to one's own address would constitute fraud unless it was explicitly authorized by the person (or entity) as billed.

She also explained that the brand new fridge isn't working, so I've ordered repair service for that but dang, what a predicament; damned if I do in a way, but damned if I don't!

The work is done and invoice generated for that work as if it were a seperate job.

If your lease agreements call for penalties after the 5th, send your tenants an invoice for the late fees, make a copy of the late fees and make sure they understand that monies collected go toward late fees 1st and rents 2nd.
