that's crap they did that to you. they probably aslo double the PMI on you (that's what happened to me when i did a HARP streamline for an investment property).To hit a home run refinance, you need 1. lower interest rate 2. knock some years off the loan 3. minimal amount of closing costs..Why not refi to a 20 year?

The problem is on walk thru the buyers see all this crap falling apart.

So if you are not buying all cash then you have to look strongly at starting cap, guarantor of the lease, and rental increases annually in the primary term.A small franchisee wanting a low cap with 1% annual increases Is crap to me because you will have to put 35% or so down to make a lender happy.

I was appalled some of the crap that I read and thought to myself this will come back to haunt all concerned.

They stole the bike wrack we had out there (yep, you read that right, the city stole it), they removed all the bushes and flowers, and they constantly try and move the decorative garbage containers we have out so that people dont have to throw crap on the side walk and street.The DDA just turned down a million dollar business that wanted to move into the area because he wanted to have automatic doors like you see at some CVS drug stores.

They have companies constantly pitching them to try cheaper crap for the same price.

Do you have an agent that does lots of open houses and knows what people love, and what people couldn't give 2 craps less about?

There are people selling crap houses sight unseen to out of state and international investors and running to the bank.
