New construction is very low margin game...

Although I've been investing in and improving multifamily properties since 2000, I decided to go back to school and get a Bachelor's Degree in Construction Management from BCIT (I already have my Red Seal in Carpentry).

I'm a landlord of a newly constructed duplex in the New Orleans area.

It could be the tenant doesn't like to fully close the door because it gets too steamy in the shower.Water leaks can be tricky, but in my rentals, more often than not, it is an action by the tenant and not a plumbing or poor construction job.  

We prenegotiate with builders to provide new construction investment properties to our investors that offer incentives like free property management, rent guarantees, and rate buy downs that can get conventional rates to 3.75%.

There has been a ton of new construction all over Florida, so supply and demand tipped very quickly in 2022-today.

Garages are often cheaper to convert to ADUs than ground up construction, but not cheap enough to obtain a profit worth the effort.  

The plan is to complete construction in the next 1-2 years and rent them out on airbnb What made you interested in investing in this type of deal?

We are low income so when we go to refinance we will probably need to do a construction loan and use projected rental income to cover the loan.
