That is a related observation.The fact that the same thing is happening across multiple markets just confirms nationwide low inventory.When you add that to overpriced listings and cap rate compression in the face of record low interest rates,that has to have you worried.If you've invested across at least 2-3 RE cycles,you can't help but recognize the feeling of deja vu.

Opportunity exists between 5-35 units but larger assets (what I am targeting) are constrained by compressed cap rates.

A few of the larger companies in town are already beginning to see a compression in their prices, and slightly higher vacancies and it's a trend that will probably continue for a few more years until things even out.

My feedback: - the AZ market is really competitive and margins here are very compressed compared to other parts of the country and compared to bigger pockets rules of thumb  - Through common modes of acquisition (MLS, agents, wholesale emails), you will not find much better margin than this in our market.
