You can find properties at a better price, fewer competitors, and better buy-and-hold options.

The big national reits like American Home For Rent and others rent in my market and between my competitors rental rate offerings and offerings on Zillow and realtor.com and my own homes in the area,I can triangulate market rates and try to stay right there.

.- The largest competitor has 400 units and is 4 miles out of town by their selves, away from the population.- All of the existing Storage locations are all built out.

In creating a marketing platform through a website/SEO, I find that there is a lot of competitors saying the same thing: "we buy homes for cash, any condition".

Not all storage use them, but most of your competitors will. 

What I mean is you might end up making a Class C attracting building in the heart of a class B area, and suffer attracting residents due to lack of available Class C services and amenities (pawn shops, liquor store, buy here pay here joints, etc...).Look at your competitors and compare it to what the local (in close) competition is offering (for example within 3 miles in the same area class, structure class, and same neighborhood).Can you turn it into a multifamily?
