You will create a taxable event that costs you 15% of your profit, plus don’t forget the 3% surcharge on capital gains over $200,000.  

It would be cheaper and you could find a loan to put 3.5% down so you can get started sooner than later.

It's only 25 minutes to Lansing, so it may be a cheaper rental solution for people living in Lansing.Don't really know either market, so recommend you compare average rents to determine how likely it is someone would commute.

A lot of these ocean front resorts include your home owners insurance in the HOA fee because it's cheaper when bundled together.

Hey Renzo, the greater Tampa Bay area you can still find deals for 200k that will cash flow, just will have to look in some of the cheaper areas around the bay.

I could probably get it for cheaper but just for now I want to see worst case scenario. 

If you are not familiar with the area (selecting a location because property is cheaper than your home base), often that great deal might be 10 blocks in the wrong direction and you get burned. 

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

The market in the area seems pretty competitive with some nice apartments costing around 2,000 for rent so I am considering renting it out for cheaper maybe 1.8/1.9 so it doesn’t sit too long on the market.
