You are not breaking any agreement if you sell the business, and the Airbnb account is part of the business. 

MTRs fall into the standard long term rental( 30 day +) category and will follow those regulations set for Long term rentals.

We would want to see a cost-breakdown of the work you'd want to do to the property relatively early in the process and like some others mentioned, we would need to see some cash into the deal for us to play with it.

Just factor the cost into the rent.

That's $1680 per year for QBO, plus my Bookeeper at another $500 a month to log monthly statements, break down loan payments, and reconcile.
