We make 90% of our booking revenue in Maine from May to October.

There may be PM models out there that are hospitality based that can drive up revenue, and possibly not be 25%+ for you.

Out of curiosity, anyone care to share their biggest pain points, gripes, or frustrations with building financial models?

It seems to me sites like AirDNA and other revenue estimators for STR's seem to be giving me what I feel is an unrealistic number, my question is how accurate are these estimators?

The biggest issue with using this is that leaks don't always show themselves right away so you have to go into the attic to inspect the plywood for signs of leaks.

The biggest thing I see new investors do, which JD calls out in his response to me, if you are simply going to invest in the deal with highest projected yield, you can generally assume you are taking on the most risk.  

I am often asked this question:  "What is my biggest financial risk in buying/owning a short-term rental property?"

The biggest issue I run into is that the minimum loan amount is too high for most markets in our state.

The biggest advice I would give on this is just be patient and be very communicative with your PM.
