Is it a choice  I can make or there is any law that I must accept regardless of benefit or not?

I do not use craigslist, just a personal choice.

I'm starting to do some research on it now but would really appreciate some advice/recommendation/information on whether it would be a beneficial route or if it's a good idea.

Sometimes it can be mutually beneficial, but I'd tread carefully with expecting tenants to leave. 

I started offering the choice between the two about 8 years ago, now everyone chooses a move in fee.
