The bathtub has the old style valves—one for hot and one for cold, and there's no limiter on the hot water.Anyhow, these tenants are having a baby soon and I wonder how I might protect the tenants from accidentally letting the baby get scaulded, and also protect myself from any lawsuites resulitng from scaulding water.Does anyone have any ideas?

I have decided to renovate my house and I am also looking forward to change the tiles and bath tubs of the washroom from simple tub to jacuzzi hydrotherapy walk in tubs.

Items include: loose door hinges, toilet handle loose, toilet bowl loose, one burner on oven was not working, small hole in hardwood in corner of floor behind fridge, bath tub drainage issue (slow clog, just needs to be snaked) water stain on ceiling with cracking plaster on ceiling. 

. $208 was the high and usually meant there were huge problems such as bath tubs running 24/7/365.The average at acquisition was about $60.
