Newer homes will not require rehab to get rent ready, though our FL house did need to be painted and a few maintenance items (bathtub plug didn't close, a side door allowed water in when it rained).

The bathtub has the old style valves—one for hot and one for cold, and there's no limiter on the hot water.Anyhow, these tenants are having a baby soon and I wonder how I might protect the tenants from accidentally letting the baby get scaulded, and also protect myself from any lawsuites resulitng from scaulding water.Does anyone have any ideas?

Items include: loose door hinges, toilet handle loose, toilet bowl loose, one burner on oven was not working, small hole in hardwood in corner of floor behind fridge, bath tub drainage issue (slow clog, just needs to be snaked) water stain on ceiling with cracking plaster on ceiling.

We spent most of the day finishing the demo of the bathtub with a sledge hammer and then pulling up the sub floor.After I had removed the bathtub and subfloor I found that in addition to the joists, the beam was also rotten.
