I understand that tenacity and luck play a large role in attaining this type of success, but it seems flat-out impossible.

For those not using expensive hard money (7-9% of ARV), then you can certainly pay that much above 70% and still hopefully attain the 18-20% profit margin.

Look at the median income in your market and buy something that is attainable for the bottom half. 

The more information I can attain the more value I can bring to others.  

@Karl McGarvey I could definitely agree, unfortunately in this scenario, I'm married with 2 younger children and that while attainable, is kinda hard having to relocate with a family of 4 every year or so on...

This is just one of those type things I think about when driving or flying and have ample think time. 

Each room has a private bath and ample parking for each person in the home.
