Most people miss opportunities in life, not because the opportunity wasn’t there, because they didn’t have a clue what it looked like when it arrived.

After awhile you will get an idea what the insurance will run.How did you arrive at your repair and capex costs?

This is probably not a huge problem or a emergency, what better opportunity to find a good handy man or Plummer than in a situation like this, when the emergency does arrive (and it will eventually) you know you can trust this vendor or if you need to find a new one.

I'd go with @Scott Mac's recommendation.Since you know approximately when they will arrive, you can ask the police to stake it out.

Gave them extra time to live in the space (cabinets were going to take 8-10 weeks to arrive so we let them live in the space for an extra 4 weeks while they looked for their next space.

Proof that it was working upon their arrival is quite a high bar to meet. 

I wanted to have them tell me about the property and any improvements they would like to see and then hopefully arrive at a new rent that worked for everyone.

May have to petition board to increase rental cap from 25% to 30% to open up more rental permits.
