I was looking at one of those affiliate sites.

I have no affiliation with them at all, but in a nut shell, you can buy one property here for $600K (as an example) or buy 5 properties out of state for the same amount.

I asked about their affiliation with any of the utah companies spoken about earlier in this thread and they said since there is no ongoing education of coaching, they don't affiliate with those people in any way. 

I just got a HELOC on primary for 90% through Navy Federal (DISCLAIMER: I AM NOT AFFILIATED WITH NAVY FEDERAL IN ANYWAY OTHER THAN BEING A MEMBER SATISFIED WITH THEIR SERVICES). 

I have no affiliation with them I just know that they are one of the fastest sites to post listings to syndication.Another option is to learn your local market.

To that, I would add to get a recommendation for a PM from another investor here who is a disinterested 3rd party with no affiliation other than having properties under management with the PM.

Be prepared for every turnkey provider and affiliate to tell you why you should invest in their market.
