I actually work with a great team in LR that offers turnkey and new construction.

Imaging $1 Uber rides, then tipping the driver based on the actual distance.

It's actually 60 days, win or lose.  

The tenant I ended up going with actually helped me out a lot with setting everything up.

Shockingly, some actually did.

My guess is that the "broker fee" is actually points for the rate.The underwriting fee seems typical.Alternatively to help with closing costs you could ask the broker to take a higher interest rate to receive more of a credit back. 

To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

I question what percentage of those who invest in RE unleveraged actually understand the numbers and how extensive their underwriting effort.  

Is this just them telling you what they did before or are they actually going to give folks actionable and legitimate advice?
