If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Are they worth the monthly payments to gain access to Investor Names? 

Before I advertise it I need to clear up some confusion so I can start on the right path.

Now it is paying me nearly $1,500/month and I did a HELOC on the property before moving out to access equity so now I have someone paying for my money to invest.

But I have found over the years that all the guru's that advertise courses are not even investing.

Matt, I have access to large Wholesale Commercial Property's for Sale in CA.  

Right now I am considering doing a cash our refinance on both to access the equity.  

I pick close-in burbs with good access to public transportation.  

@Hoai Nguyen suggest modifying your current lease to cover multi-family setup.Parking, shared access, police report required for landlord to get involved in disputes, etc.
