You may decide not to deliver a legal notice right away depending on the violation, but when you know you are dealing with a problem tenant, go straight to the legal notice requirements, and if the tenant still doesn't comply, evict.

For context, downtown Alexandria performs super well as a rental market and bringing in $5.5k+ as the monthly rental income if you choose to move out of the househack in the future will be absolutely feasible (depending on the property of course).

I don't know about doing a refi, I think it depends on your situation and rates.

It is a little slower to find a tenant, in our case maybe 3-4 weeks instead of 1-2 to get our average 10 applicants for 1 signed lease. 

A basement conversion could make sense (either STR or LTR depending on how much work/headaches you are willing to take on).
