I've been an expert witness in construction fraud and owner/management abuse and bullying issues for over 2 decades and have testified against abusive landlords on countless occasions and have yet to see them come out on the winning end.

One rife with opportunity for abuse. 

The units worked fine, but in alot of cases the tenants abused them and also assumed in was a requirement for me as the landlord to maintain, which by the way wasn't.

I was surprised to find that their is a person registered as a sexual offender about a block away from the home I am currently leasing.  

Back than people didn't know about "Child Abuse", which what I was doing would be consider today.If there is anything that has contributed to my success in the real estate business is my consistent marketing, direct mail, formal written letters (not on yellow line paper), professionally written with references and credentials.I believe in active marketing like, Farming --- after I got my real estate license I would select a neighborhood and walk and talk to everyone I would meet, I would enter every business that was open to the public, "Excuse me, do you know anyone who would be interested in buying or selling real estate.

The advantage of younger tenants is that their reasons for renting are more legitimate, however, they are more likely to abuse or neglect the property, often due more to ignorance than malicious intent.

key is build good relationship.please don't abuse your realtors.

That is not the intent of the program though and I do not suggest that you abuse it.What type of investment are you looking to make?

It seems like a better system than buying a list that is static, and probably already used and abused.
