I picked up my condo for a great price and did a complete remodel which has increased its value by significantly more than I put into it, which made me think why don't I do this with other condos and sell them at a profit (hopefully).

Beyond that, it'd be like hiring a general contractor for a remodel but hiring all the subs yourself - it defeats a huge purpose of hiring that person.

Contractors, such as us, will be busy doing remodels for several years so doing some of the work yourself will add a lot of value.

We remodeled it and am now renting it.

Remodeled 3 bed-1 baths typically rent at $1000.  2 bed-1 baths go around $850-$900.  

If you own it free and clear and are just trying to remodel it they may lend on it, especially if the Loan to value is 60% or less.

The PM handled the light remodel and upgrades (mostly cosmetic to get rent ready).

I closed on my home, did most of the remodeling myself (took the "how to tile yourself" class at Home Depot, painted, etc) and lived there for 3 years until I was able to buy the next one.
