The lower the score the more training I am forced to do to insure my tenants do not cause any issues but my screening is far more extensive than simply the credit score.I do the personal background as well as a personal interview usually taking a minimum of a hour to analyse attitude, beliefs (non religious), authority issues, etc. etc.

I'll be preaching the same advice forever; secure employment, save religiously, build your credit, limit unnecessary debt, get pre-approved, and house hack your first deal.

Friends, family, schoolmates, religious friends, frat brothers, sports buddies, people from your neighborhood, teachers, and anyone you do business with now, barber, preacher, car mechanic, professors, etc.

When someone has health or religious reasons for being unable to eat the type of food served at a restaurant, tell management you want to pay for a meal and explain why they don't have to go to the expense of preparing it for you.

I've been on their website and listen to their podcasts pretty religiously and Mike seems like he has a ton of knowledge about the KC (and Indy) markets.

He is not a real estate specific CPA and this is the first we have ever heard this, and we have taken a boot camp and listen to the podcast religiously.
