I do not wish to be on the bad side of anyone including all you wonderful people here who have helped out lots of newbies :-) ,I have seen topics about using Bandit Signs and as I have told Sydney, Bandit signs I am uncomfortable with especially since I was in one area (and this is just one area alone)I have counted 15 different Bandit Signs in one spot all with different phone numbers which tells me that a lot of wholesalers are vieing for one area, and there is another wholesaler who really play the numbers and that one has more money because he/they are actually using Billboards to advertise "We Buy Ugly Houses.com" which costs way more then Bandit Signs (and those won't get taken down lol by the Bandit Sign Police lol).

If they refuse to make good on ALL expenses incurred, the local police might help with collection.

It isn't for everybody, but a lot of the skills it took to be a successful police officer will pay dividends in dealing with potential tenants like @Jon Holdman stated so well above.You'll find lots of successful landlord/property managers here on BP who can help you decide if you've found a great way to invest or if you should invest elsewhere?

Your bank will take it from there and so will the police.

It's not the fault of management as they are not in the business of policing whatever someone wants to say, they also mentioned several times to seek legal advice.

The Police dept enforces the eviction order without an additional fee if the tenant doesn't obey the court order to move out.  

I invest in condos and have a general good experience with boards and management companies but I have helped replace a board, had the police confront board members and forced a management company to get rid of our rep's lawyer husband.
