It amazes me nowadays how people will throw money into a market and not spend any time in it(pre purchase) then wonder why it didn't work out.we literally purchased our second stilt house by walking up our stairway and the owner (of our now second str there) was walking up there stairs and we struck up a conversation and purchased it off market.My advice, allocate some of your investment funds to knock on doors and hang in the area you buying- its priceless.

Even the people you think would never lie or walk away from their responsibilities still do from time to time.

In FL that means a pool (unless you are a quick walk to beach), barbecue, nice outdoor area, etc. 

We have bought 4 foreclosures - 3 went great - the other one literally wreaked of cat urine so strong we had to wear respirators to walk into the house.  

If you do pay them to leave, do not hand over any money until they give you the keys and you have walked through the place.

For such a community, I think pickleball courts, walking paths, and dock access to local waterways would serve as enough incentive to attract homebuyers but not incur high HOA/increases to retail price. 

I wouldn't be concerned with the number of people at the walk through. 

In escrow, 2 extensions done and expiring soon and my loan just getting it done but its not coming together now the total isnt quite enough. lf l walk l lose deposit $7500. l dont want to walk.What are my options?

But depending on the nature of your tenant they may just opt to stop paying rent, walk,  and see if you chase after them - to which the usual answer is: it probably isn't worth it.So what we do is say, "Look - the lease says 2 months -but really we just don't want to be out any rent.
