I would make sure that the reasoning given in a cure or quit notice was based on excessive noise, disturbing the peace, harassment of neighboring tenants, etc...I just wouldn't include the alcohol issue in the notice or in my argument if this eventually went to court.

You can see termites crawling around in the bait station if you lift it out of the hole.The pro to doing this is obviously the cost and the peace of mind knowing you did it and can monitor it yourself.

A lot of it is about peace of mind, but if it is ever tested in court, you want to know that it will accomplish what you paid for it to do.
