Hello BP,I want to take this time to introduce myself to the BiggerPockets community and thank all who have shared their wisdom in the Forums.I am a 24 year-old new investor from the Milwaukee, WI area.

Essentially: you'd pay a brokerage a low flat rate (usually a few hundred bucks) to literally just list your property in the MLS, and nothing else - you'd still have to offer a reasonable commission to a buyer's agent as part of the listing agreement, and you'd be responsible for setting your own pricing, handling showings, negotiating with buyers, handling the paperwork, etc.

Somebody handy could do that for under two hundred bucks and you can have peace of mind your property isn’t being ruined .

Sometimes it will be all you have in the face of things as cruel as finding out that they left their animals behind without food or water when they skipped out, or as malicious as lying about you to everyone in the neighborhood for months, or as painful as discovering that yes, you do need to spring for four thousand bucks of unexpected expenses in January to change out the furnace that went bad at just exactly the wrong time.

a dollar to anyone with half a conscience about real estate will just laugh at that.I had one guy send me a contract with a 15 dollar EM.. so U can imagine my response.. he had some BS excuse and I said well if you have all your money tied up and can only handle 15 bucks . then I am not interested.if your going to do this you have to be professional.. and EM is part of it.. not to mention if you are not closing and just trying to assign that's illegal in FLA.. so you have that double whammy

A survey is a couple hundred bucks, just get a survey

We don't have any desire to flip or make a quick buck.

I am curious if there are any Milwaukee area developers on this forum.

In my case, it is still fairly expensive (gonna be about 2k a unit once all said and done) BUT will save me 500-600 bucks a month, and will add 80-90k in value that I will capture when I refi.
