And once in a while I see an appraisal that is just flat-out wrong, but it is always hard to get an appraiser to admit their mistake, it has to be pretty obvious. 

Roof, plumbing, hvac, water heater, etcE.  

Roof, sewer lines, condition of commercial space, condition of apartment units, windows, HVAC system.Are storefronts occupied?

Other repairs since the new tenants moved in include, a sliding door lock replacement, drywall repair from a roof leak, 4 cracked windows, a broken front door handle, light fixture replacement, blinds that are longer than the window, window screens and now a ceiling fan making grinding noises. we're about $5000 into repairs/replacements right now since the tenants moved in.

The home is turn key with a new roof, furnace, floors, AC unit and paint inside and out within the past few years.

I've honestly seen amazing changes over the years and someone whom flat out told you ahead of time, tells me they're serious and don't want to waste either of you guy's times.

Their latest property which the flat roof addition of the home has absolutely no pitch (shingled) which made me think of the R905.2.2 Slope section of the IRC.
