An attorney is more important in Illinois than other states, b/c IL is special ;)

You can even get exposure to C class in some suburbs. 

Class C neighborhood.

I just got $900 for a 1 br in the hood and $1700 in a C-B area!

Purchase price: $155,400 Cash invested: $40,000 Property is located in Cuyler-Brownsville an historic district within walking distance of popular Metropolitan District of Savannah GA.I purchased the property to get started in the real estate space, however I value the walkability of the property, its proximity to parks and nightlife.Although the area is a rated roughly as a “C class” neighborhood.

I am for sure biased but I would highly suggest using a real estate agent that is a) familiar with that community b) is well versed in selling to non-Mexican citizens and c) has stellar reviews.

If the 5 cap deal was an office tower in Hudson Yards, Manhattan is that better than an 8% cap rate on a 70's built multifamily in Class C area of DFW?  

My attorney said no judge would agree with that especially since I had no idea these T&C even existed.

So don't operate just hoping the 1 to come through, no, you should be working on plan B until have that set, plan C, D etc..
