The expense of making an error or hiring the wrong contractor can very quickly be much greater than just hiring a PM. 

I would do that right away to get inside an assess.I may be reading this wrong, but it might be that she is out of the home temporarily for the mold issue if she's telling you to fix it in 5 days (is the 5 days code for your state?)

From what it looks like it's the same person who responds to your email at 3 in the morning and it appears that this person may be oversees, I could be wrong but that's what it appears to be.

@William Harvey I had to take on a client and fix a lot his QB because his bookkeeper was not focused on real estate and just classified a lot of things in the wrong place.

Which if youve done flips , but not commerical multi before, you wont miss much,  however a 6 fam is a commerical code permit so there are slight variations between the residential code for essentially all trades which if you dont have a detailed plan and you dont double check every code before you do anything but rely on cheap labor to do your due diliegence for you, what could go wrong ?
