I intend to add a closet to the den and make it a 3 bedroom adding value as well as remodel the entire unit.

RE is always changing and if you have only one niche then well your limited in opportunities and subject to the conditions that exist at the time for that strategy.  

The property jumped another 100k less than a year after the sell as well as rents went up to support what would have been the new monthly debt if I refinanced and held. 

In my experience, most mom-and-pop investors lose a lot of money due to poor management of tenants, as well as poor/deferred maintenance.

I think we're priced pretty well when looking at comps now, and we did one price reduction.

This strategy has worked well for many investors, but success depends on smart acquisitions, timing, and careful cost management.

Well, the original close date was delayed with no concessions. 

I grew up in the land bizz  currently building out a 75 million dollar housing project in Oregon that I own and developed  I bought the dirt  7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..
