Lowering your price will allow you to be more selective as well. 

The reason being every site and project is unique, and while I do attempt to provide a reasonable estimate of what it will take to complete your project there are many factors outside my control.

Floor and Decor is a great place for tile combined with the selection and the savings over HD and Lowe's makes this store a good resource.

Especially look at any unique items.  

Its likely that buyers will be more selective when choosing an agent because they now have to pay, and in the long run they will use someone more adequate, which can in turn help you.
