Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I hate to say it but you may actually want to try to place a new tenant with more current rent.I love MHA, I find for out of state investors it typically leads to them 1. getting higher than market rent (usually, the current market it is a bit hotter than usual) and 2. it provides an extra set of eyes (the occasional MHA inspection) which helps keep your PM on their toes and gives you extra unbiased feedback.

Made me feel confident that the knowledge I can gain through this site is legitimate which is extremely important as I almost gave up hope on finding a real unbiased free option to learn about the industry.After reading the guide I noticed that the majority of the information is knowledge useful to any REI in any “niche”.

I would still strongly suggest to do a listing broker walk through, if you are flipping the property.A 3 rd party listing broker will give their unbiased opinion on how much the property would sell.
