I'm sure you know now the easiest way to do this was to close back to back with the same title company and you would have avoided all of this.PA law does require written notice to the lender to trigger a release... then some time before you can sue them.

If not that is fine also but I am trying to see if anyone can suggest a company that would be able to refinance this style property and how much higher the interest rate would be.I want to pull the trigger but want to make sure I can refinance this after some time with not problems.Thanks for your feedback in advance!

My question was whether an accessory structure (NOT dwelling unit) triggers this requirement.As another aside, yes there is a permit exemption for storage buildings below 120 sqft (that are NOT on a hillside or in Fire District 1), but it still has to comply with all zoning and other regulations.
