Typically you end up with a "sub-prime" borrower who is being deemed to risky for a bank to touch them.

Or, if that doesn't happen, the first one of you to sell a house will have the proceeds of that sale yanked from you by the court before you even touch them, even if it's ten years later. 

Wholesalers - wholesalers are always looking to get in touch with investors and they can feed you deals as they come.

These small touches create a positive first impression for potential tenants.

My partner and I wouldn't touch that $50k, and they keep 100% of that, however after our investment, we then get a percentage of everything they get starting at $50,001..

This isn't about replacing the human touch; it's about amplifying it.

Once that happens, you figure out that cash flow can't touch appreciation.
