The investors I work with here are mostly looking at student rentals near the university or focusing on areas near Fort Jackson, so there is always a good rental base here!

Great way to pick up some good info and possibly a deal.You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.You might consider Niche or Specialized Housing like student housing.

For actionable advice having been a vendor at guru events ( lender in the back of the room helping students buy rentals) I think to get the most out of these events one should do some training before you even go. first thing take a pre license course in the state you live in..

I am currently a full-time student and I own my own mobile detailing business so it may be a little difficult to get approved for a property like that (Multi-family).

Our student loans are almost entirely federal with a couple thousand a month in payments if that matters.We have so many questions...any guidance would be greatly appreciated!
