I'm planning to actively pursue my first investment property in January and am interested in a BRRRR strategy.

My goal is to acquire cash flow to help relieve some financial burden and increase options for future buy-and-hold investing.  

They even requested exclusive from listing from over a year ago that was no longer active.

We have a huge influx of people buying in NH at the moment, obviously mostly short-term COVID-related, however I do feel this will be pretty sustained, now that so many people are questioning city life and have realized it IS possible to work from home, so why not do so in an incredibly beautiful place with hardly any crime and tons of outdoor activities?

1031 exchanges have been interesting to me, although, outside of a DST, they still require active management.I received an invitation from a well regarded real estate developer to 1031 exchange into an acquisition they are doing. 

I may be interested in selling this note, and get the money active into a few more off market deals again.

I am a retired RE Broker with decades in the business and thinking of returning to it as either a Wholesaler or a Fix and Flipper, areas I have completed before and have experience in, and, having performed a lot of due diligence, I once again have been confronted by con men saying they are not gurus then try to sell me a service at $97 per month, or $129 p/m ( billed annually, with no trial period and no refund which comes out to being charged (1,548.00 ) along with other shysters charging upwards of $20,000 for a level in which I could actually MEET the Guru and bow before him in abject humility and profess my undying devotion to him for his enlightenment, while making my wallet lighter and my stress greater.

It can be extremely stressful especially while your down payment is held in escrow and you're only receiving 2nd hand updates.Do you know under which circumstances you'd be able to back out of the deal and retain your deposit?
