I started with a really good turnkey provider, and then had some experiences in other markets with other providers that were less then stellar (understatement).  

Tony:I looked at duplexes kind of briefly, but the price was higher overall then a single-family apartment and they looked like they were in "less then stellar" condition, and I would think those on short term vacations to lauderdale would value being close to the beach, yes I do agree the HOA could be killer, but I think I saw some properties not super far away at reasonable HOA rates, just if they short-term allow rentals is another story :)

If you are willing to rent to a tenant with say, for example, less than stellar credit, I would do a security deposit.

Hate to be the bearer of bad news, but...Nothing in West Oakland that's a 3-4 unit is going to pass the FHA self-sufficiency test (if it's on the MLS & the seller isn't a personal friend giving you a stellar deal).

:)I have been getting a various opinions regarding a stellar property in Antioch CA. 

I was able to find better vendors and a stellar property management company because of the recommendations from the slack community on the academy.

At this point I own 36 units and have the ability to leverage myself into something that will allow me the freedom to leave my day job and put my real estate career front and center, and for that I owe a debut of gratitude to Brandon Marshall, Ryan Fitzpatrick and Deanglo Williams!

Once a rental arbitrage company has built that level of trust with landlords and has a stellar reputation, they are unstoppable.

The number of sales are extremely positive but, there's not a significant uptrend in price per square foot even for a stellar rehab.
