They could sell and do the 1031 and then refinance the new property and use those proceeds to pay down the mortgage on the property they already own.It does feel like a wheels spinning exercise if all they want to do is reduce debt overall.

I'd be looking for a little better comfort level than that before spinning my wheels on a process that may amount to nothing.I much prefer to deal with local lenders who can say something along the lines of "...I walked down the hall and spoke to the underwriter in person, explained your situation, and they felt good about it."

@Aaron Cooper is right. what it really costs you is TIMEso if you're not good at sales and you have no idea what screening is.....you're going to spin your wheels for a while... that will actually cost you many dollars more down the road...
