AS a semi experienced lender myself.. this business model that Do Hard money put together is quite the thing.. 3k for turn downs.. but I have seen threads were people did get funded so in my mind they do fund.. however I suspect if there was any audit of the company the majority of their income would come from the turn downs not points on the loans.lets see who their target is when you offer lending with no money down.you basically get those starting out with the least experience other wise they would have money to put down..

You generally want to go with a higher sheen than what is on the walls (satin, semi-gloss, gloss), but just like the walls, the higher the sheen, the more it will show.

I usually use eggshell on ceilings and walls and semi-gloss on trim and doors. 

And semi permanent visitors that seem to be there all the time.

My pension, which I’m eligible to receive when I’m 62, seems to be in serious question and I didn’t want to live my old age in semi poverty.

I am sure I can find somebody to take the oil if it has some.I doubt its in the ground much more than a foot to the top ,,,if that.even driving over it if its mostly rusted out is semi-dangerous

@Zachary Lowe I generally ask my Realtor to do a semi-quick comp search before I set out on a purchase.

It's always a little risky to not use standard off-white, but I've found that my residents are generally happy to not have a standard apartment color on the walls.We always use the same paint on ceilings and trim, just different finishes Olympic Delicate White, flat and semi respectively.

Prices are still semi-affordable (but not for long).
