For flips, I like A or B neighborhoods. 2 flips in the last 6 months were in NE heights, one off of Eubank and the other in supper rock park neighborhood (east of tramway by encantado/copper).

What i would like to know is how increasing vacancies in a class A apts effects b and c properties.Also have to remember we are in year 10 of artificially low interest rates, and this financial engineering is INTENDED to rev the stock market and inflate asset values.And the next logical question is what happens as interest rates go up?

I am seeing prices for light rehab (some Sheet rock, paint, grout, caulk, moldings) for about $3,000 for a one bedroom unit- I mean there are so many ways you can define what is light rehab vs medium etc- but I got a few quotes for painting/some sheet rocking, new moldings, etc and that seemed to be the range (like 2500-3500$ for a one bedroom) including materialsplus an additional 300$ to clean out debris, and window repairs I'm still waiting on separate estimates for but can share information on what I get back :)
