check out Wenatchee Washington and up river .. also Charleston SCIndy seems pretty strong at the median price in the area.I think the Boise area is nice as well.but its all about PM  and then when you think about it  its all about PMand having rents at 1000 a month or better

Hi Adam, just one caution on the property management side: JP is the happy valley of renting right now...valuations and rent are at all time highs, most renters are solvent (half would love to buy there is just too little inventory) and the more transient tenants love the neighborhood too and have an unusual investment in its quality of life with the festivals, green space etc.

I think I paid 200k CD which at the time was about 140k USand it was a new construction looking down on the course and a great view across the valley..

I guess a good CPA will be able to help me crunch numbers before sale to determine whether I can do a 1031 and if I even should based on investment plans.Would you all recommend I find a good CPA in California near the property (Silicon Valley area) or would a local Texas CPA near where I live now suffice?
